Impact Fees (current schedule)

Impact Fees are authorized by state law Title 7, Chapter 6, Part 16, MCA.  The City of Three Forks first implemented Impact Fees in 2006.

The City Council appoints members to an Impact Fee Advisory Board, who reviews the Capital Improvements Plan and looks at infrastructure improvements that would occur in the next five years.  The Committee then breaks each project down by those needed for existing service versus those needed for growth.  Growth then pays its fair to improve infrastructure via an Impact Fee.

In 2023, the Committee reviewed the new Capital Improvements plan and recommended updating the existing Water, Wastewater and Fire Impact Fees, as well as creating new fees for Municipal Buildings, Transportation, and a new Southeast Zoning District area.

The revised fees may be found were heard at the City Council meetings in June and July, and ultimately adopted at the 7/8/2025 public hearing. During the hearing, the Council discussed the proposed transportation impact fee being excessively high for commercial and could possibly inhibit new growth.  It was agreed to reduce the IFAC's recommended transportation fee from $20.218/square foot to $8.216/square foot.
